Louisville Real Estate Report On Prices In Recent
Years While the
Louisville Kentucky real estate market was saved from the big spikes and drops
that other cities had with the housing boom, Louisville home owners have had
some housing heartaches. People in Kentucky are hoping for a real estate market
upswing.
Real estate sales in Louisville were highest in 2004,
2005, 2006 and 2007 with more than 10,000 houses selling per year during those
years. Then in 2008 the year got off to a very bad beginning, and when spring
and summer came, which is when sales tend to trend up, the amount of homes sold
did not increase to normal summer sales amounts. Following that in the winter of
2009, the amount of houses sold per month was only a quarter of the total sold
in the summer months of 2007. Then the tax credits began encouraging people to
buy real estate again, and the sales rebounded. In 2010 and 2011 sales were
steady. In 2008, 2009, and 2010 around 8000 houses sold per year in Louisville.
Even though the market went through highs and lows in number of units sold, the
average house sale has stayed between $157,705 - $167,065 in all years from
2008-2011. Louisville real estate advisors predict 2012 will not be considerably
different regarding the number of houses for sale in Louisville Kentucky or the
average sale price.
There is good news to be reported also. The Louisville
area has usually been a quite affordable place to live compared to the median
income of residents. And the other positive news is that there are always plenty
of homes to choose from. On average, about 11% of the houses for sale in
Louisville sell each month, leaving 89% still for sale.
To increase the chance of
appealing to buyers, some home sellers are adding new carpet, new paint and new
faucets and handles to set their houses apart from the competition for home
buyers. A few years ago when houses sold in fewer days on market, buyers were
less selective about the appearance of the house. They would buy a house with
outdated paint or plumbing fixtures and then make the changes after purchasing
the property. But with so many houses to choose from now, and properties being
on the market longer, buyers want a home that is move in ready. Most real estate
consultants agree that updated homes sell quicker than similar houses that are
outdated. Still, the most influential element is price and competition which
varies by neighborhood. If the supply of homes for sale in Louisville is more
than demand, price will be affected. Therefore when attempting to sell a house
in a certain neighborhood, the amount of homes for sale now and the amount of
houses sold in an area should be looked at frequently and adjustments made to
the price of the house accordingly. Homes that are priced correctly for the area
will sell in any Louisville real estate market.

downtown. And just north of Jeffersonville Indiana you'll find exquisite Floyds
Knobs homes for sale. Just over the I-64 bridge from downtown Louisviille you'll
see the New Albany Indiana homes. As you can tell, you have many communities
close by, so you don't have to limit your search only to a house in Louisville
Ky. The only downside to living in Southern Indiana is that the bridges can be

71-75 bridge between 7:00-9:00am. Traffic could be a problem from the bridge up
to the Fort Mitchell exit in Northern Kentucky. Most of the time you can get
across the bridge easily from Florence Ky or Ft Mitchell Kentucky to downtown
Cincinnati.
